No you don't. You can price, market, show and negotiate offers on your own home if you like. Statistics show that over 90% of people buy and sell real estate through a real estate professional. If you are comfortable aiming at less than 10% of buyers who are looking for a house just like yours then selling your own house might work. If you want to aim for over 90% of buyers then selling through a professional is the way to go. In the current market there are multiple offers/ bidding wars going on all over the place. Do you know what your house is worth? Many listings are selling in record time and over asking right here in our area! If you save 5% commission but sell for 15% - 20% or more less than you could have sold for using a realtor then you're losing big money. Why should I have you sell my house over other agents? I have been in the public eye for the last 25 years. Through my years of being a well known musician I have amassed a large network of friends, acquaintances and business connections. I am well known in the Perth area and across eastern Ontario. I have buyers contact me from out of the area all the time. Through social media I am able to reach thousands of people with every listing I post. In the last 2 years my Facebook real estate dedicated page had over 850,000 impressions alone! That doesn't include my other social media accounts that totalled even more than that! That's a very powerful tool to help sell your house. I was also a member of Perth town council from 2014-2018. You need to find a realtor you can trust. I have built my reputation based on integrity, honesty, hard work family values and community involvement. I know someone who sells real estate in (Ottawa, Toronto, Kingston) should I use them to buy in the Perth area? Local agents know the area. We know lots of things someone from out of the area would never know. We live here, our kids go to school here and we are involved in the community. Ask yourself how much do you know about somewhere you've never been compared to someone who lives there? Odds are the people who buy your house will be local. We have local buyers looking all year long. Agents from this area don't go to Toronto to list houses because we don't know the Toronto market. We know the Perth area market better than agents from far away. Do I have to have a "For Sale" sign on my lawn? No. Having a sign out front of your house is still one of the best ways to let buyers know it's for sale but it's not required. There are many different ways to market a property. MLS, the Multiple Listing System is a great tool. Most buyers today spend hrs on the internet researching their potential purchase. Using a local realtor also includes their network of buyers and other local agents who have buyers. You can sell your house without advertising if you want to keep it discrete. It will likely take longer with an exclusive listing but it is common and we can get it sold. Can't I just put my house on the MLS system and save a lot of money? The commission on the sale of a property is paid by the seller. If the seller is not paying a commission the buyer will have to pay their agent the commission. If you were looking to buy a house and your realtor said the seller isn't paying a commission, they want you to pay the commission on top of paying for their house. Would you be inclined to look at that house or all the other houses that don't require you to pay an extra commission? Most buyers are selling their house or have sold their house to buy yours. They will think it's unfair that they have to pay a commission on their sale and yours too. They will most likely look for a house that saves them from paying twice. Should I sell before I buy? That depends on several factors. Are you comfortable having two houses at the same time if your house doesn't sell before the one you buy closes? What are the current market conditions? Are properties selling fast? If they are you will have a harder time buying on the condition that you have to sell your house before you can follow through on the sale. If the market is slower you may find a seller who will accept an offer from a buyer with a house to sell before they can close. I have young children and our house is a mess, can I still sell and how will you accommodate us? Having a busy house can be a challenge. My wife and I have 3 kids under 10 so I know what it's like :) We can set hours for when buyers can come and see your house. We can also ask buyers to give 24hrs notice to give you time to get things squared away. We will make it as stress free as possible. There is no such thing as a bad question when it comes to making such an important decision.
