What does it cost to have a realtor help me buy real estate?
Typically in real estate buyers don't pay their realtor! Realtors are paid from the sellers commission when the property sells. You get our expertise for free!
Isn't it easier to just buy through the listing agent on the for sale sign?
It's usually better for the buyer to have their own realtor, although buying through the listing agent is OK too. Having an experienced professional looking out for your best interests is always recommended when dealing with such an important undertaking.
Can't I get the best price if I do everything myself?
Having a realtor working for you as a buyer helps get you the best deal.
Realtors know all the ins and outs of the transaction and can keep you from making a big mistake.
I know someone who sells real estate in (Ottawa, Toronto, Kingston) should I use them to buy in the Perth area?
Local agents know the area. We know lots of things someone from out of the area would never know. We live here, our kids go to school here and we are involved in the community. Ask yourself, how much do you know about somewhere you've never been compared to someone who lives there? Many agents have listings that aren't on MLS. Out of town agents wouldn't have any "pocket listings" in this area. You could miss out on your dream home and not even know it's for sale. Agents from this area don't go to Toronto to buy houses because we don't know the Toronto market. We know the Perth area market better than agents from far away.
Why should I have you help me buy a house over other agents?
I have been in the public eye for the last 25 years. Through my years of being a well known musician I have amassed a large network of friends, acquaintances and business connections. I am well known in the Perth area and across eastern Ontario. I am also a town councillor in Perth. You need to find a realtor you can trust. Where do I start?
Start by making a list of what your needs are. How many bedrooms and baths do you need? Location (waterfront, in town, 10 mins to town, school district etc), price range, garage, pool are other things to consider. What is a need and what is a want? What is a deal breaker and what is nice to have but not essential?
Should I be concerned about resale value?
Resale value can be an important consideration but don't sacrifice your needs for someone else's future needs. Pick a property that fits your needs and will bring you years of happiness. If you're just going to be there short term, resale is more important. That's where your realtor can help search sales in the area and check historic data to give you a good idea of how sound an investment you're making.
Do I need to be prequalified for a mortgage before I look for a house?
It's not necessary to be prequalified before you start looking but it helps immensely. Knowing what price range you can get a mortgage for will save you time and heartache. You may find that perfect home and fall in love with it and have your dreams crushed when the mortgage person says you can't afford it and need to look at something $50,000 less. It happens all the time. If you need help finding a good mortgage broker I would be happy to recommend some who works in the Perth area.
How long does it take to buy a house and move in?
The process usually takes about 30-60 days to find a house that you like buy it and do all of your due diligence. You may need a home inspection, septic inspection, water test etc.
Do I need a home inspector or septic inspector right away?
If you know one great! It's not required to have an inspector till there's something to inspect. Usually the deal comes first. Once the buyer and seller agree to terms then it's time to get the inspector. There will be conditions in the agreement of purchase and sale that provide for all the inspections to be fulfilled before the sale is firm. If you don't like what you get in the inspection report you are not obligated to buy that property.
